Why stay in a villa
and not a hotel?
Disney hotels can be very expensive,
for less than the price of one hotel room, you can have the use of our luxury
villa with your own private pool and spa. Our homes also offer
considerably more space than you will find in
the typical hotel room Now, families can vacation together and still have "room
to breathe." Unlike a typical hotel room, our villa
include kitchen facilities. You don't have to
eat out for every meal (but of course you can if you want too!). We also provide
Wireless Internet Access. Our Villa is superbly equipped to make your holiday
unforgettable. Our Villa often contain many
personal & convenience items that will increase the comfort of
the guest.
What if we
have a problem with the villa while we are there?
We have a locally based
management company that will sort out any problems that may arise. They also
have a 24 hour emergency number. The management company details will be sent
along with all the final details before you leave for Florida.
Are smoking
or pets allowed?
For the comfort and safety of all
guests, smoking is strictly prohibited within the villa. No pets are allowed
Which
direction does the pool face?
The villa has a South facing pool/spa
so you’ll have the sun all day at what ever time of year. The extended lanai and
extended deck offers shade if required.
How far
away are the main attractions?
The villa is only 4
miles (10 minutes) from Walt Disney World theme parks. Sea World is 20 minutes
away and Universal 30 minutes. This is one of the major reasons this is such a
sought after area. After a long day at the Parks you can get the children home
and into bed in a matter of minutes!
What do we
need to bring with us?
Our villa is furnished and
equipped to a very high standard to make it a home from home. All bedding,
pillows and towels are provided with the exception of large pool towels which
you will need to provide. We have a washing machine and tumble dryer for your
use so no need to take dirty washing home; we even have an iron and ironing
board at your disposal. We also provide the Playstation 2 console and one Xbox
console. Please remember to bring your favorite games also. If you have any

When is pool
heat required?
If you are staying in the
villa between October and May and intend to use the pool then take the heater
option as during this time the pool water can be quite cold. If you haven't
taken the pool heat option but decide on arrival that you want it please contact
the management company as soon as possible. In this event we cannot guarantee
that the heat will be turned on on the same day as your request.
Is a maid
service included?
The villa is rented on a
self catering basis. The villa is cleaned before your arrival and again on your
departure. For your convenience and hygiene the villa is equipped with a vacuum
cleaner, washing machine, tumble dryer, dishwasher, mop, brushes etc. If you
would like a mid term clean during your stay this can be arranged at an
additional cost.
Do I need a
rental car?
Yes!! To get
the most out of Orlando a car is a must. It is very easy to drive in Florida and
the roads are well sign posted. Make sure that you hire a car that is big enough
for you and all your luggage.

Are
there stores/restaurants near by?
Within a 3 minute
drive there is a large Walmart supermarket, Pharmacy. Photoshop, ATM and much
more.
The villa is minutes from US192 which
has a wide variety of restaurants and stores. The Premium Outlet Mall is only 10
minutes away and houses many designer label stores (including: Nike, Timberland,
Adidas, Versace, Armani etc etc.). In addition there is a wide variety of stores
on Highway 192.
Are
there any medical services nearby?
Hopefully you will not need this, but
for peace of mind there is a walk in medical centre at the Formosa Shopping
Centre 5 minutes away which is beside a drug store (Walgreens).
What
services are provided?
The house is professionally cleaned
prior to your arrival and the pool and garden are tended to weekly.
What is
ADW (Accidental Damage Waiver)
The Guest has paid an Accidental Damage Waiver
(ADW) premium to the Company or the Owner (amount
shown on the Rental Agreement) prior to
arrival. The Guest agrees that they remain responsible for all loss
from the property or its' inventory during the
Rental Period. The Guest must complete and return the
Registration Form (provided on arrival) within
1 working day to protect their ADW from claims made as a
result of accidental damages found during
their stay, or within 94 hours following their departure, up to a
maximum value of $500. Where a Guest is found
to have brought a pet to the property without prior written
permission, a bill of $500 will be made to the
Guest to compensate for additional cleaning requirements,
which the Guest agrees to pay within 14 days.
The Guest agrees that the Company or the Owner
can charge additional fees to cover:
*Early arrival or late departure charges *
Non-return of keys
* Loss or breakage of inventory items * Damage
to the Property or its' equipment
Where loss or damage to the Property, the
Inventory, or equipment exceeds $500, the Company or the
Owner will bill the Guest for the shortfall,
and the Guest agrees to pay within 14 days. In the event that the
Guest fails to pay any such shortfall, the
Company reserves the right to exercise any legal remedies to
pursue the amount owed from the Guest. Where
the Company finds damage or loss to the Property
following the Guests departure that, in the
view of the Company, constitutes malicious or wanton damage,
the Company reserves the right to bill the
Guest for the full amount of repair or replacement and the Guest
agrees to pay within 14 days.
